The following terms and conditions apply to bookings made on or after June 2, 2026. For bookings made before June 4, 2026, the terms and conditions valid at the time of booking remain in force.
General
The following pages govern the business relationship between the owners of the Anderles-Alm and Römerhütte holiday homes and the persons booking and consuming a stay at one of the two vacation homes.
Important: during the winter months, the Römerhütte holiday home is only accessible via the gondola lifts; access by car is not possible.
Scope of services
The respective vacation home is for the exclusive use of you and your group; all special features of the respective holiday home are available exclusively to you and your group.
Meals
Our accommodations are self-catering and we do not offer meals.
Included services
Visitors tax, final cleaning, use of sauna and barbecue hut, Wi-Fi, bed linen and small towels for the number of people in your group (but at least the number of people in the basic occupancy).
House-specific included services:
“Ferienhaus” Anderles-Alm:
Energy up to 250 energy units/night
“Ferienhaus” Römerhütte:
Provision of leisure room
Energy up to 500 energy units/night
“Ferienhaus” Römerhütte in winter: Luggage transport on the first and last day of your booking from the Panoramabahn to the Römerhütte and back. Luggage transport is not available on other days.
Group-specific included services
Should your group include more people than our defined basic occupancy, the included energy units increase by 15 energy units per person and night.
Energy cost calculation
The meter readings for electricity, hot water, and heating will be taken in your presence, and the amount of wood available will be determined and listed. This will be done on both arrival and departure. The differences between the meter readings and the wood stock will be converted into energy units as follows.
• 1 energy unit = 1 unit of hot water and heating according to the meter (“Ferienhaus” Römerhütte only)
• 1kWh of electricity corresponds to 2 energy units
• 1m³ of wood corresponds to 750 energy units
These values are added together and represent the energy consumption.
Energy consumption exceeding the included energy units will be charged at €0.30 per energy unit.
Number of persons
If the number of persons booked is less than the basic occupancy, it is possible to increase the group to the basic occupancy at no extra charge before arrival. There are no price reductions for occupancy below the basic occupancy.
Basic occupancy
“Ferienhaus” Anderles-Alm:
11 persons or the number of persons booked, whichever is greater
“Ferienhaus” Römerhütte:
18 persons or the number of persons booked, whichever is greater
Group enlargement
If your group grows after you have made your booking, this is not a problem if you let us know. The following rules apply:
“Ferienhaus” Anderles-Alm: up to 17 people possible: price per extra person per stay: 9% of the booking price for the basic occupancy of 11 people
“Ferienhaus” Römerhütte: up to 25 people possible: price per extra person per stay: 6% of the booking price for the basic occupancy of 18 people
Pets
Pets are allowed after prior consultation with the owners or by subsequent registration. For this, we charge a flat rate per pet and stay, which you can find in your offer or booking confirmation. The price depends on the season.
Pets are not allowed in the following rooms:
• Sauna
• Swiss stone pine room at the “Ferienhaus” Anderles-Alm
• The loft beds at the “Ferienhaus” Römerhütte
Special note on the alpine location: Since our holiday homes are located in an alpine meadow area (Alm), which serves simultaneously as a natural habitat for wildlife and an active grazing pasture for cattle and sheep, a strict and absolute leash requirement applies outside the fenced garden area of the holiday homes. We explicitly point out that dogs can startle the livestock (especially cattle). This can trigger unpredictable instincts as well as defensive and protective reactions from the farm animals, posing a significant risk to both humans and animals. Compliance with this measure is therefore in the urgent interest of everyone’s safety.
Cancellation
Free cancellation:
As we can only rent out a house once, and this has often been exploited to our disadvantage in the past, this is not possible.
Cancellation fees for fixed bookings: In the event of cancellations by the guest or the person who made the booking in the period between the booking and the day of arrival, the guest or the person who made the booking is obliged to pay the following cancellation fees: 100% of the total price; this also applies in the event of no-show or early departure.
Late payment is considered a cancellation and 100% of the total price will be charged. The agreed price is that for the respective vacation home and its special features.
In the event of an official closure of rental properties or the closure of borders, it is agreed that a new vacation date will be agreed upon (new booking) and payments already made will be credited to the new booking (the new booking is not tied to the respective house and the booked season). If the new booking has a lower value than the services already paid for, the remainder of your credit will remain available for future bookings.
Payment Terms and Booking Process:
1. Booking and temporary reservation: Non-binding reservations are not possible, as the allocation of the holiday homes is based exclusively on the “first come, first serve” principle.
2. Amount of deposit: The standard deposit is 50% of the total price. However, the guest has the option to flexibly set the amount of the deposit in 5% steps up to 100% when booking.
3. Payment deadline and confirmation of booking: The agreed deposit must be received on the landlord’s bank account within 8 days from the time of the temporary reservation (actual receipt of payment is decisive). The booking is only legally binding once the deposit has been received on time. Late payment is automatically considered a cancellation of the agreement and leads to the immediate release of the property.
4. Remaining payment: The remaining balance of the rental price as well as the costs for optional extensions (such as pets or a subsequent group enlargement) must be received in full on the landlord’s bank account no later than 14 days before the planned arrival date.
5. Payment method and services: Only bank transfer is accepted as a method of payment. To facilitate the payment process, booking confirmations contain a payment QR code.
6. Altered payment deadlines for short-term bookings (short-term bookers):
• For bookings made from the 22nd day before the arrival date, the option of a partial deposit is waived. In this case, a full payment of 100% of the travel price is required immediately.
• For very short-term bookings from the 7th day before the arrival date, the payment deadline is shortened to the arrival date at the latest (receipt of payment by the landlord). Access to the holiday home without full payment received is excluded.
7. Additional energy consumption: Any additional energy consumption that exceeds the energy units included in the offer will be determined during the joint handover of the house on the day of departure and must be paid on site directly in cash.
Handling of the house
In order to continue to offer as many guests as possible pleasant accommodation in the future, it is necessary to handle the house and its furnishings with care. The following points are particularly important:
• if something is spilled, wipe it up immediately
• use coasters for glasses, especially in the bedrooms
• if something breaks, report it immediately
• do not walk on tiled floors with ski boots
• air out the rooms thoroughly (shock ventilation) during the winter months (this also helps you save on energy costs)
• only smoke in the smoking areas or outdoors
◦ collect cigarette butts in containers or dispose of them immediately
• only move furniture after consulting with and obtaining permission from the landlord
This and much more is necessary to maintain the standard of our houses.
Waste separation
Waste separation is an important issue for us. That is why we have a room in our properties where waste is collected and separated. Here, we expect compliance with our local separation standards, which are divided as follows:
• Glass (colored and white glass)
• Paper and cardboard
• Metals and plastics (including metal foil, plastic bottles, plastic film, plastic packaging materials, and Tetra Paks)
• Organic waste
• Ashes and cigarette butts
• Cooking oil must be poured into bottles and taken to the household waste collection point.
• Residual waste (anything that does not fall under the above categories or is excluded below)
The disposal of oil, food scraps, hair, etc. via the drains is not permitted.
We cannot accept batteries and hazardous waste. These must be taken back with you.
If waste separation does not work, we reserve the right to require you to take your waste with you and dispose of it yourself.
Check-out
The check-out time is the time announced by the landlord. It is not possible to use or enter the house after the check-out time.
Handover of the house on the day of departure
The guest must do the following before departure:
• Remove bed linen and take it to the agreed location in the house
• Towels
◦ dry towels must be taken to the agreed location in the house
◦ wet towels must be hung up to dry in the bathrooms
• rubbish must be taken from the house to the household waste collection point
• used dishes must be placed in the dishwasher and then turned on; dishes that are not dishwasher-safe must be washed by hand
• floors must be swept or vacuumed, and unusual stains (e.g., sticky spots on floors, grease in and on stoves, etc.) must be removed
• all keys must be returned to the key board(s).
• the refrigerator must be emptied and all unused food must be taken with you.
At the beginning of the house handover, these things must have been completed. Then we will go through the house together and check everything. At the same time, we will record the energy levels and check the house for any new damage.
Severability clause
Should individual provisions of this contract be invalid or unenforceable or become invalid or unenforceable after conclusion of the contract, this shall not affect the validity of the remainder of the contract. The invalid or unenforceable provision shall be replaced by a valid and enforceable provision whose effect comes as close as possible to the economic objective pursued by the contracting parties with the invalid or unenforceable provision.
Place of jurisdiction
Legal disputes shall be settled by the court with jurisdiction over the accommodation facility in terms of subject matter and location.
